New construction lighting, designed into the home

Before framing closes your options, our in-house Lighting by Design team turns the way you want to live in your home into a clear, buildable lighting plan.

The timing advantage

The best lighting decisions happen while the house can respond

Before framing, lighting can belong to the architecture instead of being fitted around it. Fixture locations, ceiling details, millwork, artwork, furniture, wiring, and the way a room will be used can all inform the same plan.

After drywall, a design is still possible — but the cleanest choices are already behind the wall. Starting early gives your builder and electrician a clear path, and gives you more freedom to make the home feel considered after dark.

The process through the build

A lighting plan that stays connected to the job site

The decisions change as the house takes shape. Our process keeps the original intent visible at every point.

We begin with the home itself: the architecture, finishes, furnishings, artwork, and the moments you want the rooms to support. Then Lighting by Design turns that context into a plan your team can build from.

  1. 01Meet with you and your design team to understand the home and how it will be lived in.
  2. 02Create the fixture plan and review options at the level of finish and performance the home needs.
  3. 03Present good, better, and best fixture paths so the decisions feel clear instead of abstract.

Fixtures are part of the service — not a condition

Choices that work on paper, on site, and years later

We can source fixtures alongside your lighting plan, with good, better, and best options chosen for how they dim, aim, render color, and fit the home. When we supply them, your team gets clear selections, labeled delivery, and someone to call after the fixtures arrive.

But the design is yours. Take the plan and purchase fixtures wherever you prefer; the recommendation does not depend on a forced bundle.

One plan, many specialists

Bring your architect, builder, and interior designer

Lighting by Design works in unison with the people shaping the home. We bring a lighting specialty to the decisions already happening around architecture, finishes, and construction — without trying to replace anyone’s role.

Planning a remodel instead?

Start with the rooms that are still open

A remodel can still benefit from a lighting plan, especially before demolition ends and drywall begins. The earlier we can see the architecture, finishes, and scope, the more cleanly the design can be integrated. If the walls are already closed, we will be direct about what is practical and where a change is worth making.
